Gen, That's what I thought, which points out the absolute folly of the bailouts. At best they are kicking the can a matter of months while setting unsustainable precedents, not to mention the serious moral hazard aspect. I don't see any way around total collapse.

Regarding commercial: Check out Mike Morgan's site "Behind Enemy Lines". Hope it's OK if I mention this link. Though specific to FL, it applies to many other overbuilt places. Nothing but empty hulks of commercial buildings and condos in our future. New commercial is 80% plus vacant, existing 30% or more.

The GE CFO was on CNBS this morning trying to reassure investors. He said the concerns about GE's exposure to bad debt was over-blown and false. Seems like the market knows an the gig is up. I thought GE is exposed to 250 billion in bad loans. He's saying it's not true. Now you have the government pushing big to hide everything. They think if you pull the curtain over the rotten loans won't stink anymore. Still the same old actions by the government. It's business as usual for the government and Wall Street. The volume of CMBS has more than doubled since 2003, a bit faster than the growth of overall commercial real estate debt. This is good data. Although the CRE bust will be significant, it will not be as large an impact as the residential bust.

I had lunch yesterday with the largest private CRE developer in Vegas and he told me Vegas CRE was going to look like Beirut without the bullets. I am not so sure the bullets will be missing.

CR is way off base wrt CRE...i know people who own some of the least exposed types of commercial real estate (storage) and the cap rates are skyrocketing....(assuming you can even get a bid for solid properties) oh and it doesn't take a genius to drive around and see the mushrooming numbers of empty parcels with 'for lease' signs in formerly strong markets

Not trying to be a nit, but we DID have one of those last October. I remember because I held some SPY short overnight and started covering in pre-mark. I'm pretty sure it was a Friday in October of '08. Futures were locked limit down 60 pts. Believe it or not we actually ended the day slightly higher or unchanged. Now that I think of it, it must've been Friday , Oct 10th. Maybe that's what we need to put in a tradable bottom. I'm not fully prepared for a crash. And honestly, a crash of epic proportions, in reality, Nobody wins, not even the shorrts.
